For new home construction agreements signed between March 2026 and December 2026, clients may choose one of the following builder incentives:

• $10,000 in Design Center Upgrades

• Up to $7,500 Toward Closing Costs when using one of our pre-approved construction lenders.

OPTION 1: $10,000 in Design Center Upgrades

Clients may receive up to $10,000 in cosmetic upgrades to be selected during the Color Selection / Design Center phase, which takes place after the final construction agreement has been executed.

All upgrades must be selected prior to the completion of the Color Selection phase and before construction begins.

Upgrade funds:

• Cannot be applied toward site allowances, site work, overages, or structural upgrades

• Must be used during the design selection process

• Have no cash value and will not be credited back to the client if unused

OPTION 2: Up to $7,500 Toward Closing Costs

Clients may receive up to $7,500 toward closing costs when financing their project through one of G.J. Gardner Homes Tampa North’s pre-approved construction lenders.

Additional terms:

• Clients who utilize a 0 Down Construction Loan or do not provide 10% down in funds at the final contract signing are not eligible for the closing cost incentive.

• These clients may instead participate in the $10,000 Design Center Upgrade incentive, particularly if using a Two Time Close Construction Loan structure, or are putting 0 Down.

Closing cost funds:

• Cannot be applied toward site allowances, site work, overages, or structural upgrades

• Have no cash value and will not be credited back if unused

Eligibility

This incentive is valid for Custom Homes and ADU projects with a minimum construction value of $400,000 or greater.
